Our ‘LET ONLY’ service provides a fully comprehensive letting service and our management service offers all the benefits of the ‘Let Only’ Service with the addition of a ‘FULL MANAGEMENT’ service:
Property visit to discuss the rental value achievable in the current market
Discuss any concerns you may have and make any recommendations.
Meet prospective tenants and accompany all viewings of vacant properties.
Upon application full references are sought from Employers, Landlords, Credit Checks and Accountants (if self employed)
If a guarantor is required for the let, they will also be referenced as above.
New prospective tenants and landlords will be guided through the move in process to ensure a smooth transition.
A detailed inventory in accordance with Tenancy Deposit Scheme is carried out stating the condition of the property and the contents, including photographs.
An Assured Periodic Tenancy Agreement is prepared for the new tenants; any additional clauses can also be included.
Prior to move in the tenant will pay one month’s rent in advance and a deposit of 5 weeks rent in cleared funds.
Collecting rent and providing a statement each month
Handling maintenance calls and issues that may arise
Arranging estimates for maintenance and managing maintenance works up to £1000.
Use of a general contractor for minor maintenance issues
Routine inspections of your property to ensure that the property is kept in good order and that the terms and conditions of the tenancy are adhered to. We will contact you at this time if we have any concerns.

Check condition of property when Tenancy vacates in accordance with the Inventory and negotiate any deductions from the deposit.
